I've been reaching out to Lakewood Ranch home buyers through this website for quite a while now, and there are a of issues that consistently arise from visitors.
1) The properties for sale on this site are not necessarily my listings. I can display them here through mutual agreement with other Brokers (called IDX or Internet Data Exchange). I can show you any available property, acting as your buyer's agent. There is no fee to you to have a buyer's agent. You definitely want your own Realtor working for you during such an important financial transaction. This is also true of new homes: the builder's advertised prices are the same when you're working with your own Realtor.

2) Fees can be very confusing, especially how they may be displayed. The service I use for displaying IDX property listings works with different MLS across the country. Some of our fees and how they are paid do not exist in other MLS, so some information may look strange to you. Also, it's up to the listing agent to disclose fees, such as CDD and HOA fees, correctly, and they don't always do that.
Zillow is well known for this type of problem when it comes to Lakewood Ranch real estate.
Bottom line, when it comes to searching for homes in Lakewood Ranch, cut out the 3rd party sites like Zillow and work directly with me to help you get the most correct information.
