Lets clear up some confusion

I created this website for Lakewood Ranch neighborhoods and new construction, so you can find the information you're looking for, all in one place.


I am not a builder, nor am I affiliated with any builder.


My goal with this website is to work for you as your buyer's agent. If you are selling your home, chances are you have a listing agent, and another agent who brings the buyer. The home seller traditionally pays the buyer's agent.


In the case of new homes, the builder (the seller) pays me as your buyer's agent to bring you to their community. The builder's advertised prices don't change because you have a buyer's agent (me), just like your listing price on your home for sale doesn't change because your Realtor brought a buyer to your home.

Simple, right? Don't worry, dozens of my competitors are confused by new construction home sales, because they contact me for information.


You certainly could go directly to the builder on your own, but why would you? The sales associates are overwhelmed with phone calls and emails, and people out "just looking". You might walk into a builder sales center and be in a line of 4 or 5 people waiting to talk to the two sales associates they have available. Plus, they only can help you with their community. I can assist you with the over 60 major new home communities in my service area.

KEEP IN MIND: Builder policy is that buyer's agents get compensated by bringing buyers to their first in-person visit to the community. If this doesn't happen, I can't help you.
